Electrical Preventive Maintenance
Scheduled inspections, thermal scanning, connection tightening, and load testing for commercial and industrial facilities across Orange County, CA. Find problems before they become failures — and keep a written record of your system's condition over time.
What a visit looks like
Four steps. One written report.
Baseline inspection
We document the current state of your electrical system — findings, photos, and a priority-ranked list of items to address.
Thermal scan under load
With equipment running, we scan panels and distribution equipment for heat anomalies that indicate loose connections, overloads, or failing components.
Connection service
We torque connections to spec, clean contacts, and correct any minor deficiencies found during the inspection.
Written report
You receive a complete written report — findings, thermal images, corrective actions taken, and recommended follow-up items with priority ratings.
What we do
Six areas of preventive maintenance
Scheduled Inspections
A scheduled inspection is a systematic walk-through of your electrical system — panels, disconnects, distribution equipment, branch circuits, devices, and visible wiring — with a written report of every finding. We document what we observe, what we tested, and what we recommend, so you have a baseline and a record.
- Panel and distribution equipment inspection
- Branch circuit and device condition assessment
- Visible wiring and conduit inspection
- Grounding and bonding verification
- Written findings report with photos
Thermal Scanning
Infrared thermography finds heat anomalies — loose connections, overloaded conductors, failing breakers, and unbalanced loads — before they become failures. We scan panels, switchgear, motor control centers, and distribution equipment under load and document every finding with thermal images and temperature readings.
- Panel and switchgear thermal scan
- Motor control center inspection
- Distribution equipment scan under load
- Thermal image documentation
- Priority-ranked findings report
Connection Tightening
Electrical connections loosen over time from thermal cycling — the repeated expansion and contraction that happens every time a circuit is loaded and unloaded. Loose connections cause resistance, heat, and eventually arcing. We torque connections to manufacturer specifications and document the work.
- Panel and distribution board connections
- Breaker terminal torque verification
- Lug and bus connection inspection
- Torque-to-spec documentation
- Before-and-after thermal comparison
Load Testing
Load testing confirms that circuits, panels, and equipment perform correctly under actual operating conditions. We measure current draw, voltage, and power factor under load and compare against nameplate ratings and design specifications — identifying overloaded circuits, voltage drop issues, and equipment running outside spec.
- Branch circuit load measurement
- Panel load balance assessment
- Voltage drop testing
- Power factor measurement
- Comparison against design specifications
Annual Maintenance Programs
A one-time inspection is a snapshot. An annual program is a history. We offer structured annual maintenance agreements that include scheduled inspections, thermal scanning, connection service, and priority response — with a cumulative record that shows trends over time and supports insurance and compliance requirements.
- Scheduled annual or semi-annual visits
- Cumulative inspection history
- Priority scheduling for service calls
- Compliance and insurance documentation
- Year-over-year trend reporting
Maintenance Documentation
Every maintenance visit produces a written record — what we inspected, what we found, what we corrected, and what we recommend for follow-up. This documentation supports insurance requirements, tenant lease obligations, equipment warranty compliance, and internal facility management records.
- Inspection report with findings and photos
- Corrective action documentation
- Recommended follow-up items
- Equipment condition history
- Insurance and compliance-ready format
